Home Staging

Home staging is all about making your house attractive to as many different people as possible. The aim is to showcase architectural features such as hardwood flooring and fireplaces while reducing the impact of potentially negative features such as a long, narrow living room or small kitchen. Thoughtful arrangement of furniture can show potential buyers how such rooms can be functional and attractive.

There is a common misconception that home staging involves removing everything and painting the walls white to "neutralise" the space. While de-cluttering is important, your house should not be naked when courting new owners. People dress nicely when going on a date or attending a job interview and the same is true for houses. Home staging involves dressing a home with well placed accessories, attractively coloured walls and careful furniture arrangement. Even vacant houses can be dressed nicely with minimal expenditure.

Statistics show that staged homes sell faster than unstaged properties and for more money. Buyers know within 15 seconds of entering a house if they will be interested in buying it, and spend the remainder of the visit looking for support for their initial feelings. When staging your home to sell you want it to be “love at first sight”. Karen can help you make your home appeal to buyers, using your existing furniture and accessories whenever possible. Some small purchases may be necessary to complete the staging, but keeping costs as low as possible is a top priority.

During a staging consultation, which usually takes 1 – 3 hours depending on the size and condition of the home, Karen will analyse your home and provide you with personalized recommendations, room layouts, and detailed information on how to prepare your house for every showing. She will make recommendations regarding necessary purchases, repairs and upgrades and will always take your budget into consideration. A detailed written report will be typed after the visit to remind you of what was discussed and will list the suggested changes to increase your home’s appeal to potential buyers.

Affordable shopping services are available upon request for small items such as light fixtures, bathroom accessories, cupboard knobs and window treatments, if needed.

Hands-on staging is also available. Rates depend on the size of the home and the amount of work which needs to be done.
